I see all the articles on the internet, watch the news etc.

All I hear is the sky is falling. Big housing bust.

I pull comps and it seems to be holding steady. Maybe a few more houses on the market and taking longer to sell, but nothing drastic. What are yalls takes?

Just had mine appraised on Monday, it's up $42k from 18 months ago.

We officially doubled what we paid for our about 3 months ago. I think this housing think is just normal flucuation (sp) being hyped by the media. http://www.lasvegashotboats.com/iB_html/non-cgi/emoticons/Wow1.gif

There are truly places that are over priced and have taken a big hit in the last couple months. San Diego County is one of them. I have had several deals fall apart because of lowering values. Another area I've seen that has taken a big hit is Phoenix. It really doesn't seem to be a factor in OC or other coastal areas in Calif. Interest rates have actually gone down in the last few weeks, so it's helped to keep the market somewhat steady. Overall, if we see a stabilization of interest rates, it should boost confidence in real estate once again. The buzz in the industry is that interest rates should fall slightly in the first Q of 07. Lets hope so... but who knows what will happen after Nov. election.

Comps seem to be holding for homes $500k and below...just taking longer to sell. More expensive homes seem to be taking a harder hit though.

Seems to be holding steady here in Flagstaff. Lots of homes on market but prices are still high. I little dip in home and land prices would not hurt my feelings even as a guy that makes a wad building and moving every few years.

At work in residential excavating we mostly do high end houses. Multi million dollar houses have not slowed at all. New starts pop up all the time.

Prop value hasnt quite reached my asking price yet so you would basicaly be getting kicked in the nuts if you bought it now.

You can never go wrong on land. It will always appreciate. It may be .01%- 10% Its all good. Dont get my wrong I love you guys.
