Hello,
I own a fiberglass and gelcoat repair shop in Pittsburgh, PA.
Its like 16 out today and I am looking to relocate to a warmer environment. My question is: is there a need for this in your airea? If so any info would be great. ( also I have proven hull blueprinting Â*skills and 12 years of automotive painting under my belt. )

For sure!!! There are only two I know of in this town, one of which just changed management with quality a bit down. The boating biz is only expanding as the town expands with more dealers coming in + 10 months of great weather, with 2 only down side is that they are on the hot side.

Echo customer service, quality work, and good business ethics to succeed.

Thanks for all of the positive responces, after I finish the next boating season here im going to seriously start looking to make a move. The only reason im still here for the winter is because we had a few major floods on our rivers and im up to my neck in damaged boats that are in need of repair.
Also i have never been out that way and would need a little help on locateing a proper place to start.

The sooner you buy a house in Vegas the better. The prices go up about 25% a year! $200K house 5 years ago is $550-600K now. 5000 people move here a month http://www.lasvegashotboats.com/iB_html/non-cgi/emoticons/wow.gif

Always need more repair shops! Especially good ones. Check out the Lake Havasu City area too. Cheaper to live by a bunch than Vegas!

My .02 ...

Market has flattened out a bit, and may even take a dip in the next few months with interest rates steadily rising. Those who got in 5 years ago are sitting well, those who get in today may be taking a bit of a chance unless here for a longer term (5-7 yrs). Choose carefully over the next 8-10 months and situate for the next real estate takeoff in 3-4 years.

Look at the stock market and the tech sector for an example of those that use the straight line accelerating value forever theory http://www.lasvegashotboats.com/iB_html/non-cgi/emoticons/smile.gif.

Had our house appraised in September and then again this past week, went up $63K.

Banks love appraisals ... let's them get their hooks into you for more and more debt through the 2nd mortgage and equity line game ...

All that matters is what you sell the place for when it is time and you want to ... the market governs all ...

Our primary residence through appraisal has basically doubled in the last 4 years, but I often wonder how many regular folks that work for a living can afford the crazy prices in this town. I would not be living in what I am today if I had to pay what my new neighbors did ... hell, I'm seeing <3,000ft. of junk on less than a 1/3 acre go for over 700k up the hill from me in the northwest ... built worse, much smaller, way less land, and etc. than what I am currently in. Freakin' amazing ...

There are a couple of repos in the neighborhood behind me that are a deal, going to put an offer in on one of them, the FHA is a pain with the way they handle the sale.

Its easy....you don't. You have to move away and get a piece of property, build some equity and then come back if you choose. I grew up in Orange County (Orange). I would never be able to afford a home if I stayed and saved. So I packed up and moved to Vegas. Lucky enough to ride this realestate BOOM, now I have enough equity to do what ever. You've got to move, paying rent and saving doesnt work unless you are pulling in MAJOR dollars....

Creative financing. You can do a intrest only loan, ARMs, buy downs, Neiamiah program (for Nevada) that is where builder puts up some of the money for down. Plus the lenders will loan more on something that appreciates. So much that people will get themselves in trouble.
